MF is real good,but I'm getting about $430 to 450 including tax with the numbers you provided.

I came out to $496 when I added fees and registration. Not too far off from $509.

4000 lease cash currently offered by Lexus so assuming a discount around 13% off the car ($5786) and 4000 lease cash which gives you your $9786 (or close to it) total discount. Of course I am assuming this since they haven't supplied you a lease workbook with all the fine details (such as fees etc etc..)

Don't think it passes the 1% rule excluding the tax assuming your in CA and excluding factoring in your 15k miles (typically use 12k and add around 3-4 dollars per 1k mile on top of that). It seems it would be close though. Of course alot of this is assumptions since the lease workbook isn't provided to you and we cant see the fine details, but if you are happy with the deal go for it.

The only reason why these monthly's are so high is due to the residual being set too low by Lexus. Your residual is 45%. Like I've said before I just don't think these cars are good leases currently and best would be to finance them, especially if you can get it for 34k (which probably cant due to the 4k added in as lease incentive).

$34k is what I got my IS for which was an amazing deal I felt like at the time. I say go for it.

this, leasing is horrible currently for an IS. For example, I'm leasing a GX msrp $58k for $460 including tax.

For around $100 more a month, you can buy the vehicle for 5 years.

They are hiding fees jacking up the monthly at 509!
NOT A DEAL!!!

You should be in the high 300s to low 400s! Go by the 1% rule - 34k negotiated price equates to 340 month payment.
I recently posted my lease and I am at 513 for a is300 fsport rwd w/ only 10k a year.
Don't take this deal unless they come down on the monthly. Find out what fees they are hiding and start by removing them 1 by 1!

I think that selling price doesn't include taxes which makes some sense, however I haven't leased and always bought so you will want a break down of fees. Maybe they are requiring you to purchase optional add-ons like maybe tire/wheel warranty or something like that. However considering the dealerships here don't generally lease higher end cars like F Sports and stuff like that, I can see the monthly being a little higher.

Based on your previous thread which got closed and your comments show me you are new to leasing, let me help you out. The 1% rule always applies to the MSRP of the vehicle, not the negotiated price. So no, his payment shouldn't be '340 a month' that you stated. His payment for it to be a good deal should be around 430's + tax. and anything lower would be a great deal. Do not spread false information and if you are clueless about the discussion at hand, you may want to refrain from commenting as many people read these threads looking for guidance and you have brought nothing of value in the discussion (other than false information).

While I get your point about "hiding fees", I think the overall outcome is quite good. $9k off MSRP, not to mention this is for zero down and 15k miles per year.

I'd definitely clarify what all the fees are. Also, if it were me I'd clarify where the taxes are being applied too. I don't see those listed in the original post.

The base payment is 461. My tax rate is 10.25%. So total payment is 509.

Most the fees are 1st months payment, acquisition fee and DMV fee for registration.

Also Jim Falk of Beverly Hills and Glendale Lexus have a little better of a deak. Both have same car and are around 503 per month
