I replaced my driver mirror lens today because I stupidly cleaned it with a shop rag and destroyed it in the process. so $240 later back to normal.

Anyway, while I had the lens off, I sprayed some silicone lubricant on the top and side gear teeth.

I will let you guys know if it fixes it (by how long it lasts) Obviously right afterwards the problem is solved but I want to see if it lasts for more than a week.
