My issue with fluid film is most of it will get washed away the first time I go to undercarriage car wash (which I do every week) so I decided to apply something more permanent. And I still need to check what's going on up front though rear is what usually receives the most beating.
With my past 3 LX's, every spring and fall I slide under the beast with a can of rustoliuem hammer coat and touch up the underside. By doing this even when I lived in the rust belt I never had any rust issues. The beast has a shiny new looking black bottom . I think of it the same as waxing the top side. Take care of your ride and it will take care of you. My current LX has lived its life in Nevada so it never had exposure to salt or much moisture. I still used rustoliuem hammer on it figure extra layers of protection can't be a bad thing. Plus these rigs are built to last 500k plus mile so why let rust shorten its life?

I used Eastwood Rubberized Rust Encapsulator. I found the spray works fine for big parts and is very easy/low effort to apply but for some other parts I've ordered the stuff which can be brushed on so I have more precision and going to test it once it arrives.

there are too many bolts crevices joints to be painted accurately, so i just douse the whole thing with fluid film.
i dont do the underbody wash, because water will get into places where it shouldnt go and cause more rust imho. Fluid film does a great job of protecting the metal with a grease layer.

The factory coating and paint will keep the rust away. Plus clean is good, no salt on surfaces is a good thing. Problem with most rusting is bare metal exposed to salt and moisture in a warm garage i.e. Rust belt vehicles in the winter. Anything that keeps moisture, salt away from the bare metal works.

The only people who don't are the ones not living in the rust belt.

Didn't pay attention you're in TX! Yes I would not expect to see any significant rust for a vehicle in TX. Do you have some pictures of the underside?

You should consider a full undercoat treatment like the ones we get here in Canada. I wish the person who owned mine did this when it was new before exposing it to so much road salt. The car smells for a bit, but they are super effective and the treatment is once for a lifetime.
