If you buy just F Sport springs you would remove your stock springs (by compressing them) and put the F Sport springs over your stock struts. The gentleman you are reffering to is selling the full F Sport strut/spring setup so it would be a direct swap in. I'm sure the advantage is that the F Sport shock has better ride quality than the stock IS ones.
I would look into H&R springs before you consider Eibach. A lot of people are pleased with theirs.

Regarding springs, what is the difference between the Eibach and the F-Sport (by Eibach) springs in terms of spring rates/height? Are the F-Sports simply repackaged standard Eibach springs?

F Sport springs is actually made by Eibach with Lexus specification.
1 front, 0.8 rear.
Eibach has 2 version:
IS250: 1.4 front, 1 rear
IS350: 1 front, 0.8 rear.
F Sport shocks are GREAT SHOCKS made by Bilstein. This set is tuned to work best with the F Sport springs. The whole combo will give you lovely handling: smooth as button on daily driving and great handling when you push hard.
I have one Eibach IS250 on IS250 and F Sport on IS350 I actually like the handling in IS350 (F Sport spring + F Sport shocks) much more.

I have 114k miles on my car and I have only replaced the springs with H&R springs but still have the original shocks. Do you think it is time to replace the shocks? If so which do you guys recommend?

Ill probably get the H&R springs. Vancouver roads are good. No potholes. Only thing you have to worry about is speedbumps. H&r springs dont even look that low should be able to get over speed bumps easily. Anyone have problems with speedbumps for the H&R springs?
