Default North Carolina lease deal?

New to leasing and here is an offer I received.

First time ever leasing, Is this a good lease deal for NC on non f sport Base AWD with premium package? Just looking for opinions that are experienced with leasing here on the east coast. Thanks.

Msrp $47328
Adjusted cap cost $47857.31 (Includes $1000 tire and wheel protection, taxes $67.50,Registration $67.50, acq fee $700 and doc fee $649, and ding and stratches for free)
MF .00089 (Rent charge $2531.88)
1000 total drive off/down payment
Residual $30,289
Trade in: negative equity -$1385
10k miles for 36 months
Payment is 574 including tax

The $574 at first glance seems high but when you add up the extra's, down payment and negative equity it looks like they are discounting the car to around $43,000, which is not bad for east cost. The MF is very good, just over 2%. The wheel and tire package and negative equity are costing you around $66 a month, are the roads that bad in NC to need the wheel package?

Thanks guys I just wanted to have a good idea before I pull trigger. The roads where I am in NC aren't that bad but the finance manager was saying he would add it because of curb rash or running against curb but I'm thinking I may not need it since I will be putting my after market wheels on as soon as I get it ;-)

Depending on your wheel and tire protection that you wanted, doesn't mean they will replace the rim on every hit, most will repair first before replacing. Salesman make it sound better than it really is, read the fine print first before buying.

Those wheel agreements are like 4 pages long and not much written in it helps you out if you have a problem.
