First of all sorry for all the images but i need export advice. Right now i am driving 2015 Honda pilot at 165 thousand KM head few issues i fixed but i got a felling transmission is about to go its acting up and on top paint is peeling off since its white, Honda is knows for this issues. I have full family of six 4 kids oldest twins age 12 as they grow i need more rooms and power for camping long trips ect Honda is ok but missing power and reliability. I found used 2014 LX with 184 thousand km or 118 thousand miles its Canadian car since i am in Canada they are asking $38K Canadian or 28USD. there is is rust underneath it if you can tell me if this looks promising car also has damages front driver seat cushion first owner bought replacement there is glass 600 glass record replacement its has 11 service records i believe 2 owners.Any recommendations what to look for and what price i should offer up? here in Canada its tells me between 25 30k to

Check for cracked radiator, valley plate leak, leaking cam tower. Ensure the AHC works properly.
Price is hard to say because every region is different. It might be a bit high but isn't out of line with current pricing.
U able to put it on a lift and get a better look from under? The rusts looks to be just surface rust (if that's true then that's fine w/ me). but need to get a better look from underneath.
IF it is surface rust, a couple spray cans of Woolwax will fix it up for another 50K miles! Take a small hammer, hit the important rusty spots, and see if they are solid, or punky! We can not tell from a picture.
But as said, make sure the other systems are fully working

I would figure the cost of a real undercoating job. Not junk like Waxoyl; a real coating that will stop the rust & protect it like Dinitrol. Personally, it would scare me enough to walk away. I would be concerned about “what else” am I not seeing
