personally i'd avoid anything from upnorth just because of the snow and salt

The rust in the engine bay is nothing, what is the rest of the car looks like? Are you planning on just driving for a year or so then selling it or buying to mod it and keep it? 104k is nothing for these cars, as long as there is no major issues like control arms, timing belt service needs done, and other critical maintenance like fluids in the engine, trans and diff.

Well the guy said the timing belt is due, hasnt been driving much but it's been sitting around for a while. And I plan on keeping it and doing slight upgrades as time progresses.

one thing to keep in mind when buying a car form up north, even if it doesnt show any signs of runt under the car, which i find unlikely, it will likely start rusting away once you take it to a tropical climate. The salt eats away at the coating on the bottom of the car and then once you take it somewhere superhumid it starts to rust

That is interesting. How long until we start see that rust forming? weeks? years after car moved?

I got some rust on control arms, coils, and some on bolts. Frame looks like no rust at all.

My car is from Minnesota

I bought it! It needs a whole bunch of work done but overtime I know I will be able to fix her up.
