2015 RX Lease rate....good or bad?

Here a a deal (see attachment) that I was offered last month for a 36mo/10k lease on a RX350.
Last month they also had a deal where $5,100 off MSRP.. $3,100 discount and $2,000 rebate. The $2,000 rebate was only available on leases, not sold car deals. On leases they also waived the first month lease payment. .
So for a $49,989 MSRP RX350 the lease payment would be $529/mo w/$2,000 out of pocket.
Remember that was last month and residual was 61%. In fact it was 61% from January to end of August. This month residual may be lower since residual drops as you get closer to new model years being introduced..

On $49,989 MSRP I was offered $3500 down including first month, $499/month, 12k miles/year with wear/tear protection and theft protection on my down payment.
This seems similar to your deal but I had to put the extra $500 down for 1st month.
But my rent charge seems high, $4280. The residual is $29,993.
