Default *Newbie* What to look for in Leasing a 2013 RX350? What do I need to look for?

So I have an opportunity to sell my 2007 Ford F-150 FX4 for a pretty good price to a local Ford Dealership. I have been looking at the 2013 RX350 SUV for some time now. I know that the Golden Opportunity Event is going on now. If you have any info on your deal you struck I would be interested in listening in. I believe I will be leasing this vehicle as it just makes a great deal of sense with my situation. I dont drive very much do to I work out of town for half of the year.

Here is what the GOE states for the RX350:
$389 a month for 36 months, $3,500 due at signing (What is this money for??)

Fine Print:
*Available on approved credit to very well qualified customers through Lexus Financial Services and participating Lexus dealers on a new 2013 RX 350. Not all customers will qualify. Offer based on MSRP of $46,415 including delivery, processing and handling, plus $700 Acquisition Fee, which is included in the Capitalized Cost. Monthly payment may vary depending on final price of vehicle & your qualifications. You pay $0.25 per mile over 10,000 per year. See dealer for vehicle and lease program details. Must take delivery by 9/3/13. This offer is available in TX, OK, LA, AR, MS, TN, AL, GA, FL, SC, NC. **Complimentary first month's lease payment up to $700, valid on new 2013 RX 350 leases up to 48 months. Qualifying customers will receive a credit equal to the lesser of $700 or their first month's lease payment (the "Maximum Credit"). The Maximum Credit will be applied first towards the amount due at lease signing with any remainder applied towards cap cost reduction. Offer through a Lexus Dealer and Lexus Financial Services. If the first payment is more than $700, the customer is responsible for any amount over $700. See participating dealer for lease program details. Program not eligible with One-Pay leases. Offer ends 9/3/13.

Do you think if I wait after the event, I will get the same deal or better? Also, if you have any tips for striking the best deal if would be greatly appreciated.
