Im no help but get one with a solar panel backup incase ur power ever goes out. My client has this and it came in handy several times for him.

I'm not sure where in Nor Cal you are but try looking up R&S Erection. I know the name sounds funny but I've dealt with them on my garage door, so has my father and they come to my work to work on our large firehouse doors. They should be Bay Area wide.
