Default replacing interior trim peices

I bought a 2012 LS460 that is very clean, except for a few interior trim pieces.
The first one is the drivers side lower cowl that is a carpeted piece , otherwise known as a kick panel.

Does anybody know how to remove the old one and install the new one without breaking it or the surrounding pieces?

Also, the map pocket of the back of the drivers seat has a tear in the vinyl.
Lexus sells the whole seatback, but it has the carpeted lower section that wraps up under the back of the seat. Any ideas on how to do this one?

The lower carpeted kick panel is probably part of the whole carpeting unfortunately, and the vinyl will require the replacement of the whole seatback piece.
