The two BMW dealers closest to me (Chicago suburbs) are straight MSRP. I haven't asked about the X3M, but there is zero wait on M4 convertible, short list on M4 Coupe at both dealers. One has a very long M3 sedan list, the other has (or at least as of a week ago, had) only 3 on their list. So a few months' wait for an allocation at worst.

$97K mark up lol. $121,000 price, $97K markup, total price $218,000.

My LOL wasn't meant to be insulting to you, I was just laughing at the absurdity of the markup. Your assumption that $97k would be a reasonable price for it is totally legitimate.

What dealers are these?

I would be interested in X3M and M3comp in awd.
If they can do these at MSRP without waiting 6months for allocation- then definitely would be great.

Well it would surprise me if that's their policy across the board. I just put in an order for a brand new X1. They aren't even in showrooms yet. No markup. Mini dealer would have been the same - again on a custom factory order; but the Mini dealer said they do have markups on any EVs.

4cyl motors are readily available and i can easily get discount on base X3 for example.

The M40i and M models with 6 and 8cyl engines are not easy to get now.
