The Appraisal is in! $305,000. That means we have an instant $20,000 equity before we put any money down.

Yeah, but to be fair, for as long as we intend to live here, this appraisal means almost nothing. The value likely will fluctuate throughout the ownership experience. Plus, an appraisal value doesnt say what you will get, only what you could get.

anyway, we arent buying to resell in a few years, so it doesnt mean much.

It does matter though, because it impacts your L2V ratio, and therefore whether or not (and for how long) you'll need to pay PMI.

VA loans have no PMI,and even if they did, with my down payment ($180k) and credit score i would not have had to pay it anyway.
