I went to a Karneval event at the Phoenix Club last night. I was on the fence about stand up and sketch comedy by other club members, but it was legitimately funny through most of it.and it was a fun night.

Was thinking about washing the F, but forecast has rain for the next few days. I think I'll wait.

In other news, went to a training seminar for aspiring/up-and-coming real estate agents and those working in the industry. Got a renewed sense of what I want to accomplish. Meeting with my friend and his dad for dinner and to discuss potentially doing business together.

good for you! what do you think of redfin and zillow and their go forward impact in the market?

I have been lazily having the mobile detail guys wash the IS periodically for $25. I did that last Thursday. That was a waste of money as it’s raining now and will be for the next 4 days.

Websites like Redfin and Zillow are great ways for sellers to gain additional visibility and buyers to gain accessibility to listed properties. In CA, the transaction process still requires licensed real estate agents, so that hasn't changed with Zillow or Redfin. However, because now these websites have expanded exposure and reach for buyers and sellers, agents now have to work harder to retain clients and fend off competition from other local and nearby agents.

I tell my clients to go on Redfin and Zillow to find a few properties that they like and start from there. Once I have an idea of what they like, I may find comparable properties on my regional MLS and even seek out pocket/private listings from other agents that I think may interest my clients.

I've spoken to other agents that don't like Redfin and Zillow because they think that potential clients are now less reliant on agents. I disagree and feel that these websites have helped evolve the role of the real estate agent in a way to become more savvy to maximize client retention and less reliant on traditional (old school) marketing efforts that have a marginal payoff.
