I have always been told to keep the water dripping to prevent freezing, but it most def. is probably the fact that there is not enough insulation in b/w the pipe and outside wall.

happend on of my apt buildings (this one was the 12apt) It ruined the floors of 2 apt's one was currently vacant the other has a older Philipino guy living in it. New floors and new kitchens in both

Mine was fixed twice but before it got to that point.

just a slight drip will keep it from freezing. It will not leave you without hot water in the morning. It need not be a running drip, a slow drip should do, just to keep water moving. The reason the hot freezes first is because there is less o2 in the hot water than cold water. You can try puting one ice tray with cold water and one with hot in your freezer. the hot will freeze first.

I just tell my renter's to let the hot water drip at night ( i pay for all utilities) glad it hasnt happend again
