I was looking at something around a -40ish for the rears and -10 up to -20 for the rear.
I never see anything extreme like that.

I'd have to disagree. When i test fitted my wheels on my cousins 2nd gen gs it fit a lot more aggressively on his car compared to mine.
SC's have more room than GS's and GS's have more room than IS3's.

So there is hope that it can be done with minimal fender mods.
