I see all of the great deals on the west coast and the difficult deals on the east coast, I thought I would post what I was quoted over email today for a AWD 350 FSport:

27 mo / 12,000 miles
Residual - 71% ($34,757)
$0 money out of pocket = $649 a month
$1,500 out of pocket = $589 a month

36 mo / 12,000 miles
Residual - 63% ($30,840)
$0 out of pocket = $605 a month
$1,500 out of pocket = $559 a month

The money factor is 0.00045 and the selling price on a $48,953 MSRP would be $46,490.

Other than the Lexus 700 lease initiation fee, what are the other fees involved? I plugged your numbers into a calculator and assumed a 7% tax rate and got a zero down 544 payment for 27 months. There's about $2500 missing somewhere - is there a trade in with negative equity involved?

No trade. I just emailed 5 dealers within 120 miles of me and told them to provide me with the following (below). I told them I would work with whoever provided me with the best numbers to work with.

12K/27mo - Residual Value - Money Factor - All fees wrapped into payment
12K/27mo- Residual Value - Money Factor - $1500 Cap Reduction

12K/36mo - Residual Value - Money Factor - All fees wrapped into payment
12K/36mo - Residual Value - Money Factor - $1500 Cap Reduction

I was curious to see what I would get in return.

Interesting - it takes a net cap cost of 50,100 to get to the 649 payment. Again, I used a 7% tax rate - not sure what your rate is. Sounds like your market is tougher than some of the east coast.

I wonder if the MF is correct, what he quoted us about a 1% MF, which is pretty low with no MSD's. I wonder if he was told an interest rate of 4.5 % and he wrote it down as an MF of .00045. If you use an MF of ..0018 which equates to an interest rate of 4.5 % the numbers add up he was quoted. Otherwise I agree there is $2,500 missing somewhere.

Right Tom - didnt think of that - that MF is really low. That's most likely the answer.

I was quoted here in Wisconsin a Money Factor of 0.00085 and residuals of 73% for 24mo/12K, 63% for 36mo/12K and 53% for 48mo/12K. Residuals were 2% lower for 15,000 miles per year leases. This is for an IS350 AWD F-sport with Mark Levinson at a sale price of $1000 over invoice (so $48019 sale price & MSRP of %50085). The Money Factor on a GS was 0.00060 for comparison due to the lower demand versus the IS. I was also looking at the Audi S4 and they quoted me a money factor of 0.00085 and a residual of 55% for 36mo/12K. The lease calculator on www.leaseguide.com has been fun to play with. Now if only I could decide when to place my order for an IS.
