I agree with the approach, however, I would add that the inspection is a sunk cost regardless of outcome. If the buyer requests it he needs to foot the bill.
I agree. He was going to pay his own mechanic anyway. Lexus dealer may be more expensive--you could agree to split the cost, or pay the overage from his mechanic.
If he walks away, keep a copy of the inspection for the next buyer.
