you can also consider doing MSD (multiple security deposits). i used that and it jacked down the payment quite a bit

the numbers (money factor, residual, etc...) you have now seems pretty close to what i had back then iirc

I'm aware of MSDs and even one-pays with some leasing companies. Not interested, but thanks - a lot of folks, including finance managers at dealers don't have a clue about them.

OKAY, I just ran the numbers on a typically equiped 535 (list price around 60,000). Without going into all the details, if you COULD buy the car for $500 over invoice (and with the $2500 incentive right now), and if you COULD get the base money factor (hard to do, but not impossible), in Texas that car would lease for around $850 a month. Admittedly less than I guessed above, but it's also based upon a deal that may not even be realistic - and still a long way from under $700. BTW, I did base it on 15,000 a year as that is their standard lease. I know they have a lower mileage lease but I don't have the residuals for that.
I don't know about the $2,500 incentive, but I can easily get $500 over invoice on a 535i. Getting the buy MF rate is also easy. Furthermore, I can also put down multiple refundable security deposits to drive interest rate lower. Unfortunately the base buy MF went up a lot over the last couple months since I last looked at 5-series lease -- it's at 5.76% now compared to sub-4% earlier.

Still, I can get a 36 months / 12K miles lease on a $60K MSRP 535i for $750. AND I would not have to pay a penny for service during these three years.

ah see, 750 sounds much closer to what i'd expect (and pay) for a 535.

the 2500 on bmw is on until 1/4 as one of their finance promotion

Are you speaking theoretically, or have you actually been offered this by a dealer? And is there any sales tax in that payment? I don't mean to sound skeptical, but I don't see it happening. But more power to you if you can.

No, not theoretically. Been to the dealer six months ago when I considered 535i and had no problem getting the buy rate as the starting point, and then drastically lowering it by adding either 6 or 7 refundable security deposits. At that time I could get 535i at invoice, plus there was a $1,000 lease incentive. The last time I checked that dealer's price was yesterday, and it's $500 over invoice on the 2010 535i.

If there's a $2,500 lease incentive now on the 535i, that's another $80-90 off on monthly payments roughly.
