2015 GS350 F-Sport lease - about to pull the trigger... should I?

Now I'm in "waiting for a transfer" limbo. They're sure they can get me one of 2 or 3 that match what I'm looking for, and I've verified the descriptions. They just need another dealer agree to do the transfer and then actually transfer it.
I'm sure everything will work out, but man... I'd like it to work out just a little bit faster. After having a car bought out from under me yesterday, I'm a little restless.

lease payment
along the same lines as the previous thread, i am close to leasing a new vehicle. have not been in the lease mrkt before so am a rookie.
Specifics on the car I'm considering:
2015 GS350 F-Sport
$60,020 MSRP
- $6000 discount
- $4500 rebate
= purch price of $49,520
- I had them also consider a $6000 trade
= $43,520 net purch price
they added a $700 acquisition fee, $495 dealer admin and $795 prep fee which resulted in a 36 mo/12k lease coming in at $487.25 (base) + $43.12 (tax) for a total payment of $530.37
based on the no money down payments and higher miles of some of the responders, this seems a little high??

Also what's a prep fee? Acquisition seem pretty standard and even the dealer 495 fee but 795 prep fee sounds ridiculous.

Lead Lap
They charge a drop-off fee at the end of the lease too. Although that is waived if you lease/buy another Lexus vehicle, but still ridiculous.
