Edit 3/22 - I stopped by the closed dealer, which is my preferred time visit, they currently have 4 on the lot. All priced between $45,300 and $43, 600. This seems high for what you get. Not even a wood steering wheel!

It was the price I was shooting for, so I was happy. I also had a trade, which they originally low balled. When I buy a car, I have a set price I'm willing to pay, which also includes my old trade. It was the only Lexus dealer I went to. You have to decide for yourself whether a percent, or two is worth your time and trouble.

I originally took it to Woodfield. I've since moved to Naperville, so I now take it there. I even got a free oil change at 15k! They sent me a coupon when I signed onto their service website. I needed it, since it was over a year since my last change.
If I lived in-between the two, I would take it to Naperville. Their service staff seems much more professional. At Woodfield, they were just rude and almost seemed annoyed that I was there.

My offer is $49,048 MRSP. After negotiation got it down to $43,944. OTD is $47,933. (includes sales tax, reg., tag, all misc fees) 10k miles a year. But since I'm planning to purchase after lease.. this wouldn't really matter..
I asked for both 27months and 36 months. With $0 down, $520 a month for 27 months. $500 for 36 months.
The car is a 2015 IS350 Fsport. Nebular grey, red interior.

Ideally - you want the residual value to be as high as possible, and the money factor to be as low as possible. Example a money factor of 0.0025 is actually 6%, you can still get 60 month financing for 1.99% some places.
From a negotiating perspective you want the gap between the residual value and what you agree to pay for the car to be as small as possible. i.e a 55% or higher residual on a 3 year lease and 15% or more off MSRP.
Use one of the many lease calculators on the internet to check your numbers.

Here is the deal I have been offered by a local dealer in TX.

They have also agreed to swap out the 18" wheels for 17" Michelin tires/ alloy wheels but don't want to reduce the price.

They say the car is on its way from Factory and will arrive in 3-4 weeks. They want me to sign sales contract for the car before it arrives.
So....my questions for members here...
#1 What do you think of the price and discount offered by the dealer?
#2 Is it weird for the dealership to expect me to sign a sales contract for a car not on the lot? My last new car was a Camry XLE. I had verbal agreement with dealer and they kept me updated on when car would arrive at dealer. When it arrived I sat in it, drove it around the corner just to make sure no odd noises or damage then walked inside and signed sales contract/financing etc.
#3 The 18" wheels are an $880 upgrade while the 17" tires I want are listed as only a $110 upgrade. Should I expect dealer to drop the price by aprox $700 since they are swapping out the 18" for the cheaper 17" I want?
By the way- All the es-350's we looked at last week now have a sticker next to MSRP that warns the tires are high performance and might last less then 20,000 miles. I had one sales guy tell me to just buy better tires after the 18" wear out!

The dealer we visited had the tire warning sticker only on cars with the 18" (at least that we noticed)
I'm having a tough time making a decision on the tires. Dealer is going to make me pay the $880 fee for the 18" even if they swap them for 17"
I have read many reviews from people stating the 18" wheels are to be avoided. However, a few have posted the 18" look better and you can just get michelin tires and the drive quality/road noise etc will be the same as the 17"
