Traffic is rough in this whole area, that is just part of it unfortunately. The air quality...our caridologist relayed more than enough pollution related illnesses being found each year. I'd see if there is any info on Google regarding pollution related health conditions.

Regarding houses, I have a friend who bought a model house there about 2 years ago for $350,000 (unfurnished though but with all the upgrades). Her house now has appreciated to $500,000 already.
The only drawback I see is the tax/mello-roos almost the same as Irvine, 1.8% kind of ridiculous when Irvine is much nicer. However, Irvine is much more expensive too.

I'd like to thank you guys again for the info. We found a couple of homes in Murrieta but the timing to get in does not match up with our schedule. We ended up putting a deposit on a house in French Valley. Unless someone has something drastically negative about French Valley or something major changes, I will be among the SoCal contingient an a few months.

guillermo, thanks for the suggestions. If it came a few weeks ago, we would have included those in our search. Still, although we can technically afford it, one of our goals was to keep the house with builder upgrades below 600k. Although the design is not my first choice, it is still a nice 3000+ sq ft home on a 9000+ sq ft lot. This is enough room for a pool, one of my wife's wants. We could have gotten a much nicer layout home for not too much more but the lot was just not large enough and waiting was not an option.
Now off to sell the current house. I am missing it already.

Tustin is expensive, my parents just bought a house in Tustin for a staggering 1.1 million. Corona is pretty nice, know a couple people who live up there, off the Green River exit. Traffic on the 91 is madness, last time I was on the 91 about 3pm, it took me 35 minutes to go one mile.
